We had the opportunity to experience both sides of the pre-purchase Home Inspection services of Terry Franks, LLC Home... Inspections, as the seller’s of our current home and as the purchaser’s of our new home. In both cases we were very pleased with the thoroughness of the inspection and the valuable information that was included in the very well documented report. The inspector, Mark Balltzglier was very prompt and courteous. His attention to detail and knowledge base was superior. From the seller’s and buyer’s side his report was accurate and detailed pointing out both the good and the not so good. His suggestions for correcting discrepancies were right on. As the buyer of the new home, he allowed me to accompany him on the inspection, pointing out items and explaining things to me that I would have otherwise not known or would not have been aware how they affected the overall quality of the new home we were purchasing. His suggestions to improve the energy efficiency were very welcomed and will be taken. He went above and beyond in all phases of the inspection process. My husband and I are purchasing our very first home were head over heels about house we both really love. Terry Franks... was recommended to us by our real estate agent and I couldn't be more satisfied with our decision to use them. I looked at the pristine Google reviews and asked for recommendations from locals, and the glowing recommendation sold me. Terry Franks' son-in-law, Mark Balltzglier performed our inspection. Our house was almost 2000 square feet and he spent over 3.5 hours in the house and explaining his findings to us. He even let me crawl into the crawlspace with him where he explained all of his findings very thoroughly (to someone who has never seen a crawlspace or a foundation in her life). When I had additional questions about siding and wall make-up, he walked around the house with me again, helping me peek under siding and give educated guesses about the construction (by a bunch of dingbats) of our potential home. At the end of the inspection, he showed us all of the pictures, explained all of the findings, and toured the house to show us exactly where the problems were. We did not expect, but greatly appreciated, all of the time he spent with us. The entire inspection was given to us in digital form that same evening. It was thorough, covered everything we discussed, and had clear pictures which I could easily show to contractors for damage estimates. At the end of our experience, my husband and I both agreed that it was money well spent and that Mark really gave us a clear picture of the largest purchase of our life and what we were getting into. Ultimately, his thorough inspection gave us the confidence to walk away from a property we absolutely loved, but realistically, had walls that were literal wet sponges. While I desperately want our house hunt to be finished, I'm happy to have a reliable person to call when we think we found the perfect home. So many great thanks to Terry and Mark.
